Estate and downsizing cleanouts in Northern Virginia

A written scope and price, and a timeline tied to the listing, closing or move date. We clear the home, recover what the estate or family needs, and document every step for the file.

Built around the estate's timeline

When someone dies, the home often has to be cleared, repaired and listed while the family is grieving and the executor is juggling probate. Many of these homes are also heavily cluttered. We take the cleanout off your list: one walkthrough, one written price, one person to call, and a finish date that matches the sale.

What's included

  • A written scope and price the executor can approve and file. If hidden conditions turn up, we stop and agree any change in writing first.
  • Document and valuables recovery as part of the job, following our Sort and Recover process.
  • Dated photo documentation of every room, before and after.
  • Donation receipts where charities issue them, for the estate's records.
  • Coordination with your realtor, estate sale company, contractors and buyers.
  • Vacant-home care: we lock up, keep keys logged, and can leave the home ready for photos or showings.

Downsizing a parent's home

When a parent is moving to a smaller home or assisted living, we sort on their timeline, pack what is going with them, and donate or clear the rest. They make the decisions; we make them easy to carry out.

For out-of-state executors

Many executors live hours or states away. We can do the walkthrough by video, work from a lockbox, send daily photo updates, and ship kept items to family members.

Paying from the sale

If the home is being sold and the seller cannot pay up front, we can be paid from the sale proceeds at closing, under a written agreement with the title company.

Can the estate pay for the cleanout?

Usually, yes. Cleanout costs are commonly paid from estate funds by the executor or administrator. Confirm with the estate's attorney; we invoice the estate directly.

Can you finish before the house is listed?

That is the most common timeline we work to. Tell us the listing or closing date at the walkthrough and we schedule backward from it.

Do you work with estate sale companies?

Yes. If an estate sale company is handling valuables, we can clear everything after their sale or before it, whichever order works for the estate.

What documentation do you provide?

A written scope and price, dated before and after photos of every room, a log of documents and valuables found, and a final invoice suitable for the estate file.
