Hoarding Cleanout Questions, Answered Plainly
If yours is not here, call or text us any time.
How much does a hoarding cleanout cost in Northern Virginia?
Typical totals run from about $1,500 for a light job to $20,000 or more for a severe home. The biggest drivers are volume, access, crew days, and whether cleaning is needed. Your written price comes after a free walkthrough.
How long does a cleanout take?
Light jobs are often done in a day. Level 3 homes usually take several crew days. Level 4 and 5 homes are multi-day and may be phased or partnered. Your walkthrough gives your real timeline.
Does the resident have to leave during the work?
Often not. We work room by room so the kitchen, a bathroom and a bedroom stay usable. In severe conditions, safety may mean a short time away. We tell you honestly at the walkthrough.
Will you throw things away without asking?
No. Nothing leaves without a decision. We sort into keep, donate, recycle, discard and shred zones, and we check your must-find list first.
Will the neighbors know?
Unmarked vehicles are available, so no branding has to sit outside the home. We contact you only the way you choose, and we never use photos of your home for marketing without separate written permission.
Is the walkthrough really free?
Yes. It takes 30 to 60 minutes, room by room, and ends with a written scope and price. There is no obligation, and it can be in person or by video.
What happens to valuables, cash, medication and paperwork?
They are set aside and handed to the decision-maker. Crews check books, pockets, drawers and mattresses as part of sorting. Paper is reviewed as agreed, and documents we do not keep are shredded.
Will insurance pay for a hoarding cleanout?
Usually not for clutter removal. Most policies treat hoarding as a gradual condition. If there has been a fire, flood or burst pipe, ask your insurer about that event separately. We can provide documentation, but we cannot promise coverage.
What levels do you handle, and when do you refer a job out?
Levels 1 to 3 are our core work. Level 4 is collaborative. Anything biohazard, including most Level 5 homes, is handed to a partnered or referred specialist.
I am helping a parent who has not agreed yet. Where do we start?
With a planning conversation between you and us. We do not do surprise cleanouts of occupied homes. Their participation matters to how well the result lasts.
What deposit do you require, and how does payment work?
Jobs over $3,000 need a 50% deposit to book; smaller jobs need none. The balance is due at the final walkthrough. We accept card, bank transfer, check, Zelle and cash. Cancel or reschedule with 72 hours' notice for a full refund of the deposit.
Do you offer payment plans?
Yes. For jobs of $2,000 or more, pay 50% up front and the rest in up to 3 monthly payments, with no interest, fully paid within 4 months. If the home is being sold, we can be paid from the sale proceeds at closing under a written agreement. Estates, HOAs and property managers can pay on net 15 terms.
Do you also deep clean, disinfect and deodorize?
Yes, as optional phases after removal, or on their own. A deep clean covers all surfaces, inside appliances and cabinets, and bathrooms. Scrubbing walls, floors and baseboards is extra. Price depends on the level of the home and the effort involved, never an hourly rate. Removal only is fine too.
Do you handle biohazard?
No. Anything biohazard, such as sewage, bodily fluids or heavy mold, is handed to a partnered or referred specialist. We coordinate so you still have one point of contact.
Can you work in a condo or high-rise?
Yes. We book the service elevator, use the loading dock, protect common areas, work within the building's hours, and send management a certificate of insurance in advance.
What if animals are living in the home?
We do not remove or rehome animals. The local animal services agency handles them first. Once the animals are safe, we clear the home, and heavy animal waste is handed to a licensed specialist.
Can the estate pay for the cleanout?
Usually, yes. Executors commonly pay cleanout costs from estate funds. Confirm with the estate's attorney, and we will invoice the estate directly.
We got a code or HOA notice. Can you meet the deadline?
Send us the notice. We scope the work to the conditions it lists, schedule around the compliance date, and provide photos and a completion letter for the inspector or board. We cannot decide the outcome of an inspection, but we make the work easy to verify.
Do I get donation receipts?
Yes, where the charity issues them. Ask before work starts so items are recorded as they go.
Will our home end up on social media or TV?
No. We never share photos without separate written permission, and we never take part in reality TV.
Are you licensed and insured?
We are fully insured, and we provide certificates of insurance to associations, property managers and buildings on request. There is no federal hoarding license, so be cautious of any company that claims one.
Which areas do you serve?
